Whole-home renovations

Major and whole-home renovations

A whole-home renovation touches almost every system in a house. It needs a clearly defined scope, careful phasing and steady communication. That is the work Wesmarc Homes is set up to manage.

Who this suits

Owners of older westside and North Shore homes who want to keep the house but renew its layout, systems, envelope and finishes.

Defining the scope

We start by documenting what you want to change and what the house needs: structure, wiring, plumbing, insulation, windows and drainage. A clear, written scope is the basis for an honest price and a realistic schedule.

Phasing and protecting your home

Some clients move out and some stay. Either way we plan the work in phases, protect the finishes and areas that are staying, control dust, and give neighbours notice before noisy work begins.

Trade coordination and schedule updates

Framers, electricians, plumbers, mechanical, drywall, finishing and inspectors all have to arrive in the right order. We coordinate every trade and send you regular updates on progress, upcoming decisions and anything that affects the schedule.

Quality control

Our site supervisors check each stage before it is covered up, and we walk the finished work with you to agree any follow-up items, then close them out.

Renovate or rebuild?

Sometimes a full renovation costs nearly as much as a new home. Because we do both, we can give you an honest comparison. Read our new build vs renovation guide, or ask us to look at your house.

Frequently asked questions

Can we live in the house during a whole-home renovation?

Sometimes, with careful phasing. For the heaviest phases most families move out for a period. We'll discuss what is practical for your home.

How are surprises handled?

We investigate before pricing and our contract explains how unknown conditions are handled. Any change is priced and approved in writing before the work proceeds.
