What a laneway house involves
Laneway houses sit at the back of a lot and need their own permits, servicing and fire access. Vancouver's rules cover floor area, height, parking, and how close the building sits to the main house and the lane. We check feasibility on your lot first — before you spend money on design.
Servicing is often the largest hidden cost. Water, sewer and electrical connections may need to come from the lane or be shared with the main house. We price this early so your budget reflects the real number.

A laneway house is a full home, not a garden shed. We build them with the same envelope details, warranty coverage and supervision as our custom homes, and coordinate around tenants or family living in the main house.

Permits typically take 4–8 months and construction 6–9 months.
Is my project covered by a home warranty?
Every new home we build is enrolled in BC's 2-5-10 home warranty: 2 years on materials and labour, 5 years on the building envelope and 10 years on structure. We are a licensed residential builder with BC Housing.
