Wesmarc Homes has been building custom homes in Vancouver since 1998. We are a family of builders, now in our third generation, and we build a small number of homes each year so the people who quote your project are the same people on site every week.
From empty lot to keys, with one team
A custom home in Vancouver involves zoning reviews, arborist reports, development and building permits, engineering, utility connections and dozens of trades. We coordinate all of it. You get a dedicated project lead, a written schedule and a budget broken down line by line before we break ground.
We work with your architect or designer, or introduce you to designers we trust. Because we price as the design develops, there are no surprises when the drawings are finished — you know what the home will cost while you can still change it.
Built for West Coast conditions
Rain screen walls, careful flashing and proper drainage matter more here than almost anywhere in Canada. We build to the current BC Building Code and Vancouver's energy step code, use proven envelope details, and our site supervisors inspect each stage before it gets covered up.
Hillside lots on the North Shore bring retaining walls, rock, and access challenges. Westside lots bring tight setbacks, protected trees and neighbours close by. We have built on both for over twenty-five years.
Transparent pricing
Our quotes separate fixed costs, allowances and contingency so you can see exactly where the money goes. Changes are priced in writing before the work happens. You will never receive a surprise invoice at the end of the job.

How long does a custom home take in Vancouver?
Permitting usually takes 6–12 months in the City of Vancouver and somewhat less on the North Shore. Construction typically takes 12–18 months depending on size and complexity.
Do I need my own architect?
No. You can bring your own designer or we can introduce you to designers we work with regularly.
Is my project covered by a home warranty?
Every new home we build is enrolled in BC's 2-5-10 home warranty: 2 years on materials and labour, 5 years on the building envelope and 10 years on structure. We are a licensed residential builder with BC Housing.
