2-5-10 warranty
The 2-5-10 home warranty, explained
In British Columbia, every new home built by a licensed builder must carry third-party home warranty insurance. It is called the 2-5-10 warranty, and every new home Wesmarc builds is enrolled. Here is what it covers.
2 years: materials and labour
For the first year, defects in materials and labour are covered across the home. In the second year, coverage continues for defects in the electrical, plumbing, heating, ventilation and air conditioning systems, and in the exterior cladding, caulking, windows and doors that could cause the home to be unfit to live in.
5 years: building envelope
The building envelope keeps water out — roof, walls, windows and foundation waterproofing. Defects that let water in and cause damage are covered for five years. On the West Coast this is the coverage that matters most, and it is why we take envelope detailing so seriously.
10 years: structure
Structural defects — failures in load-bearing parts of the home that affect its safety or make it unfit to live in — are covered for ten years.
What it means when you build with us
Wesmarc Homes is a licensed residential builder with BC Housing. Your warranty is enrolled before construction starts. At handover you receive your warranty documents, a home maintenance guide and a walkthrough. If something comes up, call us first — we would rather fix it than have you file a claim.
Renovations are not covered by the provincial 2-5-10 program, but we stand behind our renovation work with our own written workmanship warranty.

Frequently asked questions
Is the warranty transferable if I sell?
Yes. The 2-5-10 warranty stays with the home and passes to new owners for the remainder of the term.
How do I check a builder's licence?
You can confirm any builder's licence status through the BC Housing Registry of Licensed Residential Builders, and we are happy to point you to it.
